Frozen Pipes in Commercial Buildings: What to Do When Cold Weather Disrupts Operations

 

When bitter cold temperatures hit and water suddenly stops flowing from sinks or restrooms in your building, frozen pipes are often the culprit. For commercial properties, frozen plumbing isn’t just an inconvenience—it can shut down operations, damage assets, and lead to costly downtime.

If your facility is experiencing frozen pipes, acting quickly is critical. Below are safe, effective steps to help thaw frozen pipes and minimize the risk of a burst pipe and major property damage.

Why Frozen Pipes Are a Serious Risk for Businesses

When water freezes, it expands inside the pipe. If pressure continues to build, the pipe can crack or burst, leading to thousands of dollars in damage—not only to pipes and valves, but also to ceilings, drywall, flooring, electrical systems, inventory, and equipment.

In commercial environments such as office buildings, warehouses, retail spaces, schools, and healthcare facilities, water damage can disrupt operations, displace employees or tenants, and result in expensive remediation.

Before attempting to thaw frozen pipes:

  • Open the affected faucet to allow pressure and steam to escape during thawing
  • Identify the frozen section as accurately as possible
  • Make sure the area is clear of flammable materials or sensitive equipment

Thawing Frozen Pipes — Slow and Controlled Methods

Use Building Heat to Your Advantage

One of the safest ways to thaw a pipe is to expose it to interior heat. In commercial buildings, this may involve:

  • Removing ceiling tiles or access panels
  • Opening service chases or mechanical rooms
  • Increasing ambient heat in affected zones

While this method is gradual, it reduces the risk of pipe failure and fire hazards.

Electric Heat Tape

Electric heat tape can also be applied to frozen pipes for controlled warming. If using heat tape:

  • Follow the manufacturer’s instructions carefully
  • Do not overlap the tape
  • Monitor the pipe during the thawing process to avoid overheating

Heat tape is often effective for long pipe runs commonly found in commercial spaces.

Hands-On Thawing Techniques (Use With Caution)

Warm Cloth and Hot Water Method

Applying warm, damp cloths or towels to the pipe can help restore water flow. Start near the fixture and work toward the frozen section so melting ice and steam can escape safely. For larger commercial pipes:

  • Wrap the pipe with thick towels or burlap
  • Slowly pour hot or boiling water over the material
  • Place collection bins underneath to manage runoff

This technique works well in maintenance rooms and exposed piping areas.

Safe Use of Heating Devices

Heat guns, space heaters, heat lamps, or hair dryers can be used—with strict precautions:

  • Maintain a safe distance from the pipe (about 12 inches)
  • Keep devices away from combustible materials
  • Never leave heating equipment unattended
  • Shield nearby components with aluminum foil if necessary

Important: Never use heating devices near gas lines, and never use an open flame or torch.

Once water begins trickling from the faucet, the pipe is starting to thaw. Keep water running until full flow is restored, then:

  • Shut off the water

Early detection can prevent minor freezing issues from turning into major losses.

Preventing Frozen Pipes in Commercial Buildings

Proactive measures can significantly reduce the risk of frozen pipes:

  • Disconnect and drain exterior hoses and irrigation lines before winter
  • Insulate exposed pipes in unheated areas
  • Maintain building temperatures at or above 60°F during cold weather, including during holidays or closures
  • Schedule seasonal inspections of plumbing and mechanical systems

For facilities with complex plumbing or high-risk areas, professional winterization services are strongly recommended.
